SJS Enterprises Subsidiary to Build New Manufacturing Facility in Pune
Walter Pack Automotive Products will consolidate three existing plants into a single facility at Koregaon Bhima, with operations expected to begin in May 2027.
Walter Pack Automotive Products India Private Limited, a wholly-owned subsidiary of Bengaluru-based S.J.S. Enterprises Limited, has entered into a sub-lease agreement to establish a new manufacturing facility at Village Koregaon Bhima, Taluka Shirur, District Pune, Maharashtra. The agreement was executed and registered on October 11, 2026.
The new facility will span approximately 1,27,359 square feet on a Build-to-Suit basis. It will replace three existing plants — Plot Nos. D-50, D-51, and D-54 — currently operated by Walter Pack at MIDC Ranjangaon, District Pune. The existing footprint across the three plants totals 64,273 square feet, two of which are leased and one owned. The new facility represents a net addition of approximately 63,086 square feet over the current capacity.
Walter Pack's three existing plants are currently operating at a capacity utilisation rate of 75%. By consolidating these operations into a single, larger facility, the company aims to improve operational efficiency and create room for future production growth. The shift from three separate locations to one integrated site is also expected to reduce the operational complexity that comes with managing multiple leased and owned properties.
The Build-to-Suit arrangement means the facility will be constructed to Walter Pack's specific operational requirements by the landowner or developer, with Walter Pack then occupying it under a lease. This model allows companies to customise infrastructure without bearing the full cost of construction and land acquisition outright.
Total investment for the project is estimated at approximately Rs. 49 crore. This comprises roughly Rs. 15 crore for relocation costs and the setting up of basic infrastructure, and approximately Rs. 34 crore accounted for as a right-of-use asset under the building lease. The company plans to fund the investment through a combination of internal accruals and debt.
Commercial operations at the new facility are targeted to commence by May 2027. Once the facility is operational, the three existing plants at MIDC Ranjangaon are expected to be wound down and their operations relocated to the new site. Until then, Walter Pack is expected to continue running its current plants at normal capacity.
S.J.S. Enterprises is a manufacturer of aesthetic and functional components primarily serving the automotive sector. The expansion at Koregaon Bhima is part of a wider consolidation and capacity-building programme being undertaken across the group.
